VA Loan Calculator
VA mortgage payment with the 2026 VA funding fee, property tax, insurance and HOA – no PMI.
Calculated in your browser – nothing you enter is sent or stored.
This VA loan calculator estimates the monthly payment on a home loan guaranteed by the U.S. Department of Veterans Affairs. It adds the VA funding fee for your down payment and loan use, lets you roll the fee into the loan, and includes property tax, homeowners insurance and HOA dues. VA loans have no private mortgage insurance (PMI), so there is no PMI line to worry about.
How to Use the VA Loan Calculator
- Enter the home price and your down payment – it can be $0.
- Enter the interest rate from your lender and choose the term.
- Choose first use or subsequent use of your VA loan benefit.
- Tick exempt if you receive VA disability compensation, are a Purple Heart recipient on active duty or are an eligible surviving spouse.
- Add your local property tax rate, insurance and any HOA dues.
2026 VA Funding Fee for Purchase Loans
| Down payment | First use | Subsequent use |
|---|---|---|
| Less than 5% | 2.15% | 3.3% |
| 5% to less than 10% | 1.5% | 1.5% |
| 10% or more | 1.25% | 1.25% |
The fee is a percentage of the loan amount (price minus down payment). These rates apply to loans closed from April 7, 2023 through November 14, 2031. Interest Rate Reduction Refinance Loans (IRRRLs) carry a 0.5% fee, and cash-out refinances use the "less than 5%" row.
Example: $350,000 Home with $0 Down
A first-time VA borrower buying a $350,000 home with no down payment pays a funding fee of 2.15%, or $7,525. Rolled into the loan, that makes a $357,525 mortgage. At 6% for 30 years, principal and interest are $2,143.54 a month. Add 1.1% property tax ($320.83) and $1,800 a year of insurance ($150) and the total is $2,614.38 – with no PMI.
Putting 5% ($17,500) down lowers the fee to 1.5% ($4,988) and the principal and interest to about $2,023 a month. For a second VA loan with nothing down, the fee would be 3.3%, or $11,550.
VA Loan Benefits and Requirements
- No down payment for borrowers with full entitlement, and no loan limit for them since 2020.
- No PMI, which can save $100–$300 a month compared with a low-down-payment conventional loan.
- Limited closing costs: the VA restricts the fees lenders may charge, and sellers may pay some of your costs.
- Eligibility: you need a Certificate of Eligibility (COE) based on your service. Lenders also check credit and look at a 41% debt-to-income guideline and residual income.
- Primary residence only: the home must be where you live.
